Who we work with

Three client types, three different jobs

What a resident director needs is not what an institutional freeholder needs. We work to the model you are actually operating under.

RMC

Resident Management Companies

Supporting resident directors with expert management, clear advice and strong governance — including company secretarial work, director duties, conflicts of interest and statutory obligations.

RTM

Right to Manage companies

Helping leaseholders take control with a smooth transition and professional ongoing management, from claim support and handover through to service charge regimes and director training.

FREEHOLD

Freeholders & landlords

Acting as a trusted managing agent for private investors, institutional owners and developers — protecting the investment, managing risk and maintaining long-term capital value.

06 / RTM

Right to Manage companies

When leaseholders exercise the Right to Manage, the RTM company takes over management from the landlord or freeholder. We support the claim, the handover and everything after it.

What's included
  • RTM claim support: the process, timelines and documentation
  • Acting as managing agent once RTM is in place — full block or estate management
  • Governance, management agreements and service charge regimes consistent with lease terms
  • Transitional support: contract inventory, file handover, supplier novation and staff transfers
  • Ongoing training and secretarial support for RTM directors
  • Project management of urgent remedial or planned works identified at handover
  • Please note: we do not give legal advice, but we can arrange legal partners.

Areas we cover

The same standards, tuned to the region

A high-rise mixed-use block in London and a low-density estate with private roads in the Home Counties need very different attention. We manage both.

Greater London

Density, vertical systems and scrutiny

  • Higher-density developments and mixed use — retail, office and residential in one building
  • Taller buildings with a stronger focus on lifts, cladding and fire safety remediation, and HVAC
  • More service charge disputes and leasehold complexity: active resident engagement, robust documentation
  • Greater need for concierge and security, delivery and courier coordination, traffic and parking permits
  • Frequent tendering to stay competitive in the London contractor market
  • Higher volume of lease transfers, so regular title and ownership checks
  • Institutional freeholders often want frequent reporting, investor KPIs and ESG considerations
  • RTM can be more complex — mixed-use leases, enfranchisement overlaps and commercial interests
Home Counties & South East

Grounds, boundaries and seasonal cycles

  • Lower-density estates with landscaped areas and private roads
  • Stronger focus on grounds maintenance, tree care, road repair and rural drainage
  • Vehicle parking management, private road agreements and boundary or hedge disputes
  • Coordination with parish councils and local planning for estate works
  • Commuter, coastal and semi-rural estates: emphasis on external fabric and coastal exposure
  • Estates spanning multiple local authorities mean more planning and permit administration
  • Seasonal maintenance cycles — coastal salt damage, winter drainage
  • Management adapted for commuting residents: evening and virtual communication
